R.N. from Louisiana new to real estate investment

I stumbled across this site several days ago and am just starting to dive into the meat of it all. There seems to be quite a number of posts so I'm trying to get my feet wet as fast as I can. Besides the start here and read this first kind of stuff what do you guys recommend?

I am interested in obtaining my first rental unit in the next year or so and bought my first primary residence about 3 months ago. I'm wondering if this will even be feasible considering I am a new borrower or if my credit and 20-30% down can sway some borrowing in my favor for an additional loan.

I look forward to getting to know you guys and look forward to the valuable information that is within these forums!
