Hi I'm new here in BP.  I just want to let everyone know I exist and I'm looking to find great profitable wholesale deals to pass along to investors.  I just joined a young group that supplies a pre-foreclosure list and I'm marketing to those homeowners now.  There are so many samples of yellow letters and postcards that I don't know where to start first.  Any suggestions?

I've been going in circles with the different niches available but I come right back to wholesaling and BP.  I've been interested in real estate since 1975, and still haven't hit my big score, or even a little score.  It's depressing.  I want 2015 to be the year, even if it is only $5,000.  I could use all the help I can get.  That's why I joined that new group.  It's beginners level, and even though I know more than that, I still need some of that help.

Besides finding deals, I'd like to have a BUY formula that works with all investors and doesn't embarrass me to present an offer to a homeowner.  Are there any?
