New to investing in San Antonio and looking for Mentors

Hi everyone!  My name is Joi and I live in Texas.  I have a LOVE for everything real estate and really want to dive in and make a difference but would like some kind of guidance.  

My goal is to start off building capital, using the "none of MY money down" techniques and eventually purchase rentals to gain passive income.  Eventually, I want to get into commercial real estate (I have specific plans and would really want to have a mentor to help me when ready).

I also want to start a non-profit helping (educating) low-income families on how they can own their own home and how to become their own boss - in real estate.

I have plans to make a difference in someone's life, my life...my family's life.
