Hi! My name is Kara Payne, my husband Ken and I recently moved back to my hometown of San Antonio Texas. The only real estate experience we have is from buying and selling 3 personal properties, although Ken is a contractor.

After almost 20 years in the Corporate world I decided I wanted to change professions and landed on real estate. Our plan is to start out flipping houses and then move into rentals.

I have spent the last month educating myself with BiggerPockets, reading blogs and forum posts, as well as listening to podcasts and attending webinars.

Based on this I have come with the following action items:

  • 1.Complete business plan
  • 2.Regularly attend, network and participate in local REIA meetings and other meet ups. Just attended our first one last night!
  • 3.Continue to educate ourselves by actively participating on BiggerPockets and reading (tons a great reading material mentioned in forums and podcasts)
  • 4.Build team, to include: Real Estate Agents, Real Estate Attorney, CPA, Insurance Agent, Wholesalers, and Sub-Contractors
  • 5.Just do it-Avoid analysis paralysis and fear and jump in!

Please let me know what steps I am missing. Thanks for everyone’s help. The guidance I have found to date on BiggerPockets has been invaluable!
