Hello BP! My name is James and I'm new to real estate investing. My background is in Digital Marketing and Graphic Design, but I've been educating myself over the past few months in preparation to break into the REI industry. My goals are to flip several properties and build capital, then get into buy and hold to generate passive income through cash flow. Currently, I've been focusing on the Dundalk area in Baltimore County. I'm currently seeking to build my professional network and get my first property under contract. welcome James! Dundalk definitely has some fixer-uppers. If I could do it again, I would have read the book on Estimating Rehab costs and gotten someone with a few flips under their belt to come and look through a place with me. And whatever you do come up with as a rehab number, double it. Then calculate if it's still a good deal. Good luck!
