storage facility?

Does anyone know what it is like to invest in a storage facility? Does the location of the storage facility play a major role? I am thinking of investing one, today my realtor called me to notify me one just came on the market. Though the neighborhood could be a slightly criminal one, i.e. not the ideal location to raise a family in a peaceful environment, if you get the idea. Who has a storage facility as an investment and what a are the issues to pay attention to? Thank you?
