New Guy from Orange County

Hello all,

My name is Matt Eggleton. I am 23 and have lived in Orange County CA my entire life. I currently own an eCommerce business with my brother, and I have been working my butt of growing it. I have some money saved up for a down payment and am looking at buying my first property. Currently, I live with my mom, but am looking to move out. I would like to buy a multi-room property in which I live in one room and rent out the rest. From my calculations, 4 bedroom houses seem to be the best (best chance of 3 BR rent covering my mortgage completely). I've made several posts on reddit going over my situation, including this:

I've listened to about 5-10 BP podcasts while driving to work every morning, and I am really loving them. Does anyone have any specific BP podcast recommendations which address my specific situation?

Matt
