Long time listener first time posting.  I have learned so much from BP.  Which is why I made my first deal.  I am currently researching for my second deal. I'm really interested in buying and holding. I'm hoping to make four deals a year.  I think that it is very possible. So thank you Brandon Turner for bringing BP to life....  I'm only kidding lol, Joshua Dorkin thank you for BP and bringing everyone together.  You two are so great on the podcast.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
