Hey @Jeff Hewitt, and welcome to BP! 

Real quick, change your title of this post to include 'Houston' and/or 'Texas'. Many people have keyword alerts in place to notify them of things going on in their areas. Doing this will get more people over to this forum to say hi. Setup your own keyword alerts as well.

It's great to see another 22-year-old getting involved with real estate investing. Learn all you can through reading articles, forums, and blogs, on sites like this. Listen to the BP podcasts! They've done great things for me in terms of education and motivation. Set goals, big ones, and find what really motivates you to succeed in REI. Talk to people on here, as well as in person. Finding other investors in your area, whether new or old, to bounce ideas and questions off of is truly invaluable.

Put in the time and hard work, and you'll be just fine. Good luck and have fun!
