Any Luck in Rochester???

Good Day all,
Was in Rochester the last couple of days looking at properties and was curious as to the upside any one was having. if you look around enough you will always find the downsides.
My biggest fear is as always P/M as I live 5+ hours away. Had a great 2 hour meeting with one company and came away with a really good feeling but the bad thoughts still linger.
I am looking at pre Rehabbed units with new tenants already in place. P/M showed me how the tenants we qualified and it seems to pass muster with what other have down. Alot of Section 8 and DSS in the area but the houses are really nice considering what I am used to here in Philadelphia. You really would seem to get a bigger bang for your buck as long as the P/M steps up and does an outstanding job. (Which I will gladly pay them for doing)
If any one has any good or bad stories please post.
