Hello,

I am new to the BP community, started listening to the podcasts 2 days ago and the rest is history.

I am currently in the DMV and have began investing in flips, the first property is completed(sold) and the second will be finished by the end of the month.  I have started looking for another flip but so far the market in DC seems to be almost too hot and all properties have no equity to make a worthy flip and do not have the purchasing power for a cash offer.  So at this point I am stumped with what to do moving forward.  Any help would be appreciated.

Also what are some good REIA's in the area?

Sean Patrick

@Sean Patrick

Welcome. DC has a very active and large REIA.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). You can Google to locate them and go to meetup.com

Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs http://www.biggerpockets.com/flippingbook

Download BP’s newest book here some good due diligence in Chapter 10. Real Estate Rewind Starting over
