Just signed up and am excited to join the community. Hoping to purchase my first rental property within the next 6 months. My short term goal is to obtain a really solid understanding of the best practices around qualifying properties and ascertaining a properties potential cash flow. From the podcasts and books I've read so far that seems to be the one area that still worries me. I'd hate to end up investing in something with negative cash flow.

I have a full time job in an unrelated industry. Really hoping to create real wealth that doesn't require my sitting at a desk till I'm 60+.
