Hello, 

I joined BPa couple of weeks ago and have been enjoying the blogs, books, webinars, and podcasts. A little sorry it took me this long to find you. It was an accident, really. I heard Brandon (or maybe it was Josh) on another podcast and have been hooked ever since. I've listened to the first 18 podcasts & and am working my way to the current ones.

I own my house with my brother. We inherited this property and one in Madera, CA. He wants to sell the Madera house because neither of us live in it & it was already vandalized by a previous tenant. He tried renting it out but doesn't't know how to screen tenants properly. I have considered buying him out to give renting a try but don't think it's going to be worth it. Maybe someone who knows the area can give me advice? It's worth about $150k and I own 50% under prop 13 bringing property taxes to about $350-$400/year (my bro pays it so not sure of current rate).

Anyway, both properties are free & clear so I have equity. Let me know if anyone has thoughts.
