Newbie in New Orleans

Hello BP Community! I'm new to BP and a recent transplant to New Orleans. I'm originally from sunny Sacramento, California and moved to the Big Easy to marry my fiance, who is a native New Orleanian. I moved from a dry state in the middle of an epic drought, to a city that gets 60+ inches of rain a year and can't pump its water out fast enough.... I joke that if I could just figure out  an economical way to ship Louisiana's excess water to California, I could solve both states' problems in an instant (and probably make a killing in the process)!!!

So until I come up with the business plan for my brilliant water-shipping business, I'm looking to invest in residential properties in Orleans Parish and possibly the surrounding parishes (St. Bernard, Jefferson). I'm initially looking to buy and hold multifamily homes, preferably triplexes, fourplexes, and small apartment buildings with 5-10 units.  I know there are a ton of homes that need rehabbing in this area, so I am open to fix and flips as well.
