Hi Sonia,

You said you wanted to learn 3 different niches "Looking to learn and invest in fix and flips, lease options and notes". Most successful investors recommend to pick one niche, get great at that niche before moving on to the next one. I would figure out what immediate needs are and what your vision is. The investor who wants passive income is going to after a niche from the investor who needs to make money to feed and house their family everyday.

Once you figure that out you can read the great BP resources for that niche.  Join one or two of the REIAs for networking and education.  Get enough education to learn your niche and then take massive action. Don't stick your toe in the water and continue to just reading internet articles, taking classes and buying courses without taking action.
