Hi fellow BP'ers, I'm going to try this again :-) 

I'm new to BP and real estate investing and very excited to be here. I think BP is an amazing forum and have already met some really quality people in this community. 

I've been through the real estate buying process as a non-investor buyer and have also taken a real estate appraisal course. 

Am interested in CA and out-of-state investments, particularly Atlanta. I've also looked into Houston a bit. 

Lately, I've been researching rental income qualified loans and builder-rehabber/seller partnership programs. Wish I'd heard of these sooner - I would have gotten in the game years ago. (Please note - this is not a solicitation!)
