Forgive me for not formally introducing myself sooner. I've listened to the first 80 podcast now and I'm finally taking @Joshua Dorkin advice.

My name is Nicholas Hall. I've been on BP for a while now reading the forums and listening to the podcast. I'm so glad I found this site and I'm excited to start investing.

I'm in search of my first buy and hold property. I believe I can get a deal right in the middle of the 1% and 2% rule but a full 2%er doesn't look likely in Opelika. I'm curious as to the deals, buy and hold investors are getting in the Birmingham, AL and Atlanta, GA markets as I'm within a 2hr drive of each.

@Nick Hall  Welcome to BP!  I have family in Huntsville and Montgomery so I head thru Opelika from time to time.

East side of Montgomery seems to continue to do well.  I imagine like Georgia, great schools drive real estate in your area.  With an easy commute into town, it's no problem to live in the burbs.  

Huntsville seems to have some activity as well, but I'm not familiar with how things are.  

I'm sure Alabama offers a lot of 2% rule houses.  Personally, I like to mix it up and buy some that are high quality 1% and some higher yielding 2- 3% with potential.
