Actually I'm an oldie but goodie.  I did flips several years ago and I'm starting to get back in to it again.  Things have changed and I need to start all over again with my thinking.

I would like to do flips to gain enough capital in order to purchase rentals.

Have tried my hand at it in the past several weeks, without luck so far.  I am having to use hard money to start off and I think that has caused some concerns with the sellers.  I look at hard money as a cash offer to the seller.  Am I looking at this the wrong way?

I would like to obtain properties directly from the banks, via escrow of course, without going through RE Agents.  Is this even possible in todays market?
