New Real Estate Investor eager to get started

Hello BP, I'm relatively new to REI. I've been around the business but in the past I tended to sit on the sidelines, content with my current 9-5. However, better late than never, its time to take my future into my own hands. I'm eager to invest, looking for any investors/flippers who would like to team up on a couple deals to get my feet wet, and mitigate some risks.

I have cash on hand and access to additional funds.  Credit is also top notch.  I'd rather start a little smaller hit a few singles, here and there before swinging for the fences.  I have a real goal of 30 days to acquire my first investment property.  I'd like to make some genuine connections to make this a reality. I'm very handy, dont mind getting dirty and usually DIY most projects, excluding plumbing and electrical.

I'd like to start in the Northern NJ area, but I am open to out of state deals as well.  I've spent nights just listening to podcasts. I like the community I've seen here thus far, and I look forward to working with you all.
