Good morning, my name is Troy. This is my first post here. I've been using this site for a while now and there is a lot of good information. I'm a licensed real estate agent in MD, and I have been juggling 2-3 jobs for years. 

I'm finally taking the leap into real estate investing full-time here in DC and Prince George's County MD. I've sent out my batch of yellow letters (150 so far) to houses I've seen driving for dollars, probates, pre-foreclosures, expired/withdrawn listings, and absentee owners.

It's snowing today so I'll be busy writing more, but I would like to hear any advice or anything you have experienced. I'm looking forward to the journey this will be

@Troy Toliver welcome aboard. The wealth of knowledge here is insane. I do not do yellow letters yet. The one thing I have consistently read and heard about them is it's a numbers game. The more you send the better your chances. The other thing is you may have to send 3, 4, 5 or more letters/postcards to the same property before getting a response. So don't be discourage if in the beginning you don't get any responses. Just keep at. Persistence is your friend here. Good luck.
