Thanks you all for welcoming me ! The seller and I agreed on 15k for the house before it was vandalized. He said that he would still want to make 15k off the house because he put 14k in the house. Initially he said it was just cosmetic repairs needed. It's a 4 bedroom one bath in zipcode 21216. He said he will not go down on the price because of the radiator being taken out of the house and I am ok with it, my only question about it is, is that it sounds like the property is not secure meaning locked properly. When ask about seeing the house he keeps saying he is waiting for his brother to give him an answer when he can show it to me. I have been waiting for his call back. I still want to see the property because what he is asking for the property is still alot less than what I can offer him. The numbers look good as far as the ARV. I compared zillow and other sites and saw what other investors paid for houses in the area and they paid way more.
