I have a possible deal that I need advise on

The sellers home has been vandalized. The radiator has been taking out, therefore the property need a new heating system. The price he is asking for was a good deal before this took place and he told me today that he will not go down on the price because of the money he put in the property. After I determined the ARV, I really could offer him much more than what he is asking for. Should I still try to pursue the property or should I be concern that the property is not protected? He said he will see if his brother can meet with me tomorrow to see the property.
