New Member from Bay City Michigan
Hello everyone on Bigger Pockets! My name is Nick Thompson and I'm a 24 year old newbie investor from Mid Michigan. I have been trolling the site for a few months now, and have listened to all of the podcasts. After Josh's incessant nagging, I decided it was time to start posting on the forums and actually using the tools that BP has to offer. I just finished my first live-in flip last month. I look forward to purchasing my next primary residence and buying my first pure investment properties in 2015. I plan to focus on fix-and-flips and long term holds, but I've heard of a lot of other cool strategies during my initial learning period.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.
You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
