Hello from Pullman, Washington!

I'm looking to get started in smaller multifamily investing here in Pullman, WA. I'm lucky to live in a very small city with an insane rental market driven primarily by a huge college (WSU) and a large engineering company. I'm closing in on my first deal as I write this. Any newbie advice is appreciated! Go Cougs!
