In Phoenix

I'm a remodeling contractor wanting to make connections in Phoenix.
I can find properties @ 50c/$ all day long, but have no cash.
I found that banks are not willing to make any deals other than all cash, as the market hasn't hit bottom yet. As usual they have a very myopic view, where as private investors with some careful analysis can make a nice change at anytime.
I'd welcome anyone who'd consider teaming up.
