I just joined BP and am looking forward to devouring all the knowledge available. Just own a single unit (with great FCF) at the moment. Already out scouring the southwest side of MSP with the plan to purchase in January. Business goals: Acquire 9 additional units by 2020 for a total of 10. Market segment: Professionals who commute downtown Minneapolis using the SW metro transit line. Financing: Conventional for the next 2 units until I get more experience. I will likely get more creative after that using leverage. Units: Townhomes built after 2000 with less than $175 HOA fee ranging from 100k-130k. Outcomes: 1. Support my sons' college tuition to minimize their loans upon graduation. 2. Augment our retirement.
