Greetings from the Noob from Missouri (departing Illinois)

Hello,

I'm Kelli Otting. I don't really have a specific RE background. I've done all my RE as part of other motives. Two residential homes were to live in, two tracts of land were to build my business upon, and the two land purchases were to move to and build upon. I sold my business a few days ago, closed the 19th. After 15 years, its strange not having it. Still getting used to that. Saturday, the house in Illinois is going on the market. (Just dawned on me that maybe I need to consider my options on selling my primary residence.) 

I've spend the better part of my life in Illinois, worked in Europe (Netherlands, Czech Republic, and Hungary) for about eight years, and now, I'm selling out and moving to rural Southern Missouri. My heart is there. The first time i visited, I knew I wanted to live there.

Like I mentioned, I just sold my brick and mortar business so I'm currently working on finding a second (third, tenth, fiftieth?) career. I'd love to find something I can do. My hobby is writing but I don't think its fair to call it a career. RE is my new career. 

This idea has been percolating in my brain for a little while. Its great to find a group of people who also think its a good idea. LOL What I'd like to do is find vacant land that has good qualities and possibilities for dividing. I'll run the numbers using the land residual method and if I can get everything tick boxed on my criteria list, make an offer. Exit strategy is to offer rent to own and/or lease purchase options. I'm still working on my business plan so the specifics are still a bit wobbly. I'm not ready to make a deal yet. I still have too many unanswered questions about the process and then I've got the leg work to do. 

I was looking for advice about subdividing vacant land and came across the site. I've been reading and taking notes ever since.

I'm still fuzzy on the financing side so I can't say how I'm going to plan on structuring it. Still much to learn.
