New BP member - Southern CA

Hello, I'm relatively new to the BP site.  I really enjoy the focus on community and sharing information here.  I'm located in Southern California, near Long Beach.  My "day job" is an engineer for a large aerospace company in the area.  I enjoy my career and have no plans to leave.  My wife and I have 3 kids.  

We currently own a couple investment properties, one locally and one in the Phoenix area. I've learned a lot over the past few years managing myself and, more recently, working with a property manager.

I decided not long ago that I want to get a little more serious about investing, and realize more significant growth.  At this point, I'm open to either out-of-state multi-family properties with good cash flow or local rehab projects.
