Intro: Larry from Montgomery County, MD

Hi all, I'm lucky to have discovered this great community after finding out about it on Reddit.

My rental property is my former condo home in Germantown, MD, which is now rented. I don't have a background in real estate, so I'm learning as I go. That makes me a little bit nervous about doing this for the first time.

Early indications are that my tenants are a problem, and I'm only 2.5 months into their 12 month lease. They are HOC-supported, so I get 90% of the rent from the county every month, plus the deposit. But they are not good neighbors, so I'm looking for ideas about how to handle this type of tenant. That is, how to document, how to handle interactions, etc. Any advice would be appreciated.

I'm also looking to get landlord insurance in addition to my homeowner insurance, any advice on that is appreciated. Thank you. I will monitor this thread. Any landlords I can network with in Montgomery County is especially valuable. Thanks to all. I'd like to expand my RE holdings but first I have to trudge through this rocky start, hopefully with your help.

-Larry
