I recently wrote a blog article on my website how we determine our "fixed house". I have a few more articles on the subject. So if your interested in that topic, you can sign up for the newsletter. The weekly newsletter lists the articles for the week along with all the newly launched tools!

For us the key is to know what your looking at! We have walked away from many houses because the easy cheap fixers weren't. Vines all over stucco (needed new stucco), water damaged to hardwood meant new hardwood etc. on other hand, many houses we have bought because they look untouchable to a new investor has actually been easy to fix. For example primer on kitchen cabinets meant 1 weeks worth of painting cabinet and $200 of paint and hardware.
