Eastern KY newbie.
Hello,
My name is Derek Woods. I am 27 yr old USMC veteran, currently working at Ak Steel in Ashland, ky. I've been very interested in the RE game for quite some time now, but I officially decided to get my feet wet this year. Currently I have a Tri-plex and one SFR. I am considering another SFR right now. I am cash flowing right at $1000 right now. That's after all expense are paid and $100 per door for maintenance.
This coming year I plan to really get moving on it as I would like 10 doors by the end of 2015. I was slow getting started as my parents had a house fire in Nov. of last year and I've spent a lot of my time/money helping them get back on their feet. Their new home should be complete with in the next month or so.
Before my first purchase I had some serious butterfly's in my stomach as Im very conservative as to what I spend my money on. After that first one though, number 2 was much much easier.
I've mostly been looking for properties with deferred maintenance, as I can do anything I have made an attempt at. It may take me several times but I can and will figure it out.
To raise cash I pulled leans against some of my toys as I have multiple Harley's, 30+ acres of land, and my personal residence. When I started this, my only loan was against my personal residence. Now I have multiple loans but their all covered with the income from the properties and still allowing me to cash flow.
I plan to continue to purchase SFR and small apartments for the next year or so. I'm hoping not to have to cash out on anything to get the 10. At that point I'll be looking into 10-16 unit complexes.
