I from L.A. been an investor since 1988 when a`2bdr home out of state. Got 2nd home in 92, lost it.  Got 4bd in 2001, lost 2010.  Bought 3 br 2005, lost 2010.  Bought 4 sfr properties in Texas in 2006 for cash.  Bought 3bd house subject2 2014 in Texas. Still looking for out of state properties.  Much cheaper than L.A. , the city I love. So you can see, I have lost and I have won. Sometime you have to be both flexible and courageous when it come to investing.  Doing  your due diligence is also key. The knowledge on this`site is outstanding.  Taking action is critical.  Go luck to all.
