1st rental in MD - Serious chiminey issues.

BLUF: I prob don't have the right forum selected.

My name is Andy and I am brand new to the website. I've listened to many of the podcasts which are great. My first and only rental was built in 1969 and the chiminey is in dire need of "repointing", sealing, bricks replaced, etc. This is a very expensive repair - it's a two story colonial, will require scaffolding, grinding, etc. First estimate was $4-5000.

Does anyone have any experience with this type of repair or recommendations on how to move out? The fire place, as you know, is a pretty useless way to heat the home and the current tennant don't build fires. We already spent 4000 in 2008 shoring up this chiminey becuase the ground below it settled. ugh.
