First Wholesale Deal

I am wanting to get started with my first wholesale deal. Wanting keep things as simple as possible. Any suggestions on a method? I am thinking about looking into a house across the street from me. It has been boarded up since I've lived there (6 years).  I beleive the owner lives across the country. Not a soul has been around that place, ever. He might be a motivational seller? Paying taxes on a house he's not doing anything with? What should be angle/sales tactic to approach him?
