Newbie from Nashville TN
I am happy to be connected with BP and it's members. After spending 35 years in the brokerage industry ( stocks and bonds) I am attempting to add rental property to my portfolio for diversification purposes. I am continuing to work full time in my business and therefore I am using a property management firm to manage the properties. My home , work and investment property are all in a 3 mile radius and I enjoy driving by the properties and monitoring the neighborhood happenings. I have also employed others to help with rehabbing the properties ( with the help of my management company). I have identified 2 of my 7 properties myself and my realtor has identified the others.
So I have some SFRs , 2 duplexes , and one triplex. I have either paid cash or used 30 year mortgages with 25% down for my financing to this point.
I want to create net cash flow and like the idea of the depreciation on the properties deferring taxation for now.I am " bullish" on Nashville and hope to get appreciation as well.
I also want to have some colleagues.
