Good afternoon and Happy 4th to you all!!!!

I am new to BP and investing.  My plan and ultimate goal, like others, is to build wealth. I understand its a journey and not sprint and I am definitely mentally prepared for it.

My ultimate goal is to have paid for properties to rent. To build that, I will like to flip a couple properties to have enough cash to do so. But before all of this, I am currently learning and interested in wholesaling and hard money loans for flips.  Any tips and advice for a new investor in the Maryland/DC area are welcomed and appreciated.
