Hi everyone,

I have studied real estate investment on and off for a number of years and even had my Texas real estate license in the mid-90’s. It has long since expired. I always came to the conclusion that due to my demanding career, I would not have sufficient time to be a good landlord, a wholesaler or busy flipper. I convinced myself to stay in stocks and for speculation, did short selling and option trades. I thought that unless I could buy a small apartment building that covered management, I would just be signing up for another job. At the time I didn’t have enough funds to go it alone and dropped it. That was 2005. This year I’ve been particularly interested in equity crowd funding and have invested in early stage startups as an accredited investor. Now I’m finding more activity in real estate with crowd funding. I am however more interested in the local market here in North Texas. I’ve found the information on this site extremely useful as I need help formulating a strategy. My goal is to build up a portfolio, trade up and eventually get to larger projects with good cash flow for future retirement income. I’ve also looked at tax liens and lending as a private investor, like the crowd funding real estate sites. I would like more hands on experience and enjoy creating value in a business venture. Hope to find like-minded individuals willing to share ideas.

Welcome to BP.  Its a great place to network.  I've done 32 crowdfunding or angel investments online since Dec of '13. I developed a small group of investors that share their due diligence via email on a lot of the crowdfunding real estate deals for the top 4 or 5 crowdfunding platforms.  Let me know if you want to compare due diligence on future deals.

As a result of our research, 2 deals were removed from platforms (and investments refunded!) and one platform changed their fee structure after our complaints.  The squeaky wheel does get noticed.
