Investing in San Antonio Texas

Hello from San Antonio Texas. I have been in construction with my own companies all my life from development to renovations, single family homes and into major commercial building. So construction is not an issue for me but finding deals apparently is at the moment. I have been looking for SFR to flip and can't get the numbers to work with the properties that I have found or been given by (2) company wholesalers in town. Does anyone have any suggestions in finding homes to flip in a seller's market ? I would also be willing to team up with anyone that may be weak in the construction end or just looking to expand and has the ability to find deals. I am a cash buyer and have not ventured into hard money yet. I would like to have a few projects completed in town under before I ventured down that path.

Any suggestions would sincerely be appreciated.

I am looking to connect with local investors as well!
