New guy starting out in multi family

Hello everyone!! I'm trying to jump into the multi family market in south Florida. I want to start small with tri and fourplexes. The only thing is that they are based on my income. Should I just go with a 5 unit and get a commercial loan? Any advice on multi family investing will be greatly appreciated.
