Newbie from Northern California

Hello! My name is Tessa, and my husband and I first time home owners as of 2011, and we are finally in a position where we can hopefully make our first rental purchase. Our goal is to generate passive income through rental properties.

We live in Northern California, where the prices are just too high to even think about. I've been reading on the forums about investing out of state, but I have to admit I'm a little nervous. We appreciate any and all advice for two newbies just getting started! I think ideally a turn key property would be good for our first investment. We welcome any advice, and we're excited to be a part of this community!
