Hi from Maryland
Hi there. Ohio native, transplanted to MD in April. I am a mortgage loan officer also involved in investment and retirement planning, and did quite well in Ohio. My now-wife brought me to Maryland, which means I need to rebuild a client database. I had plenty in Ohio, but this company isn't licensed there.
I'm making enough money to get by, but need to keep it consistent to purchase properties, the first one being a primary residence. Also need some more job time to qualify for a loan myself since "stated income" has all but gone "bye-bye" in many cases!
I owned 4 properties in Ohio and sold all but one in '06 and the other one this spring, one being listed as a traditional MLS listing, one to a renting tenant for full price, and the other two at a slight discount to another investor.
I won't lie...I originally looked for forums to try and find potential clients to work with for financing investment properties, primary residences, and helping develop asset-building plans. Hey, at least I'm being honest! You'll find that I tend to be frank and reasonable. However as I plan to re-enter the investment property market next spring, I looked at this board and found the wealth of information to be amazing and much more thorough than others I'd found. I thought this would be a great forum to join.
To get business, we hold seminars aimed at investors on how to manage the equity in their properties and keep their liquidity, using the basic concepts of Missed Fortune 101, with a caveat to explain that A-tax deductibility of interest is a different animal on investment property and B-there are a couple errors in that book that must be addressed anyway, but the concept in general is solid. The hardest part is getting people to come in the first place! The next one in fact is tomorrow.
So, anyone in the Baltimore, MD/Washington, DC area interested in working with someone in my line of work, who is on a team of people who all own or have owned investment real estate and have plenty of experience, send me a PM! :)
I'm only interested in properties that I can get for no more than $.75 on the dollar or less in this market, and would prefer to stay in the state of Maryland, anywhere in the state for investment purposes, and in Howard County or perhaps Carroll County for primary residence purposes, so keep me posted of opportunites!
