where do i start?

hi everyone, im 22 and from NJ. i have been looking into investing into real estate (i.e. a rental property or flipping houses) since i was about 19. im curious as to where to start and what things i need to do to make sure everything leads to profit. im also curious about things to avoid, ect. i believe ive got the basic idea, but im trying to get a better grasp on what to do to actually start...any help/advice/ideas? links? books?
