Starting out in Fort Lauderdale!

Hello! I am born and raised in Fort Lauderdale, FL and absolutely love it here! I graduated from the University of Florida in 2006 with a degree in Finance. Shortly after graduating I began working as a Real Estate Commercial Appraiser. I have been appraising commercial properties ever since, about 8 years. Last year, I obtained my salesperson license and have handled a few single-family residential deals for friends/family. I have only done a few transactions, but it has given me a new perspective from the other side of the deal.

I've been wanting to invest in real estate for sometime now and have decided it is time to push myself over the ledge! No time like the present! I find that having my appraisal background is great in analyzing properties and "comping" them out, but it also causes analysis paralysis. The BP podcasts have been very motivating and with my background I am feeling more confident in starting my RE investing career. My goal this year is to pick up 1 or 2 investment properties for buy and hold; I'd like to build up passive income. My end goal Is to build up passive income for financial freedom. I'd like to eventually build up enough of a portfolio that matches my current income from commercial appraisal work. I'd like my first couple of properties to be 2-4 unit complex or single family home. I find the South Florida market to be very competitive and hope I can snatch up a property for myself this year. Trying to focus in on "Homepath" properties. I am able to go the conventional or Homepath financing route.
