Hi all,

I'm a relatively new investor, in the process of building a buy-and-hold rental portfolio - I've learned a ton since I started about 18 months ago but still have plenty of room for improvement. Made some stupidly expensive mistakes along the way (ok, realistically, still making them) by jumping right in, but I certainly did get a great hands-on RE crash course. I finally have a pretty decent team put together, and right now we're finishing up a full rehab of three triplexes (all on the same block of West Philly).

Right now I'm working a full-time job, and actually have access to more capital (from private money partners) than I do the ability to find and manage deals. So I'm looking for leads on under market properties, wholesale leads, projects to finance, and local investors to bounce ideas off.

I've listened to the podcasts and read the blog posts for a while, but haven't explored the forums much. I think Josh & Brandon have done an awesome job creating this supportive community. Keep up the good work, fellas.

-Ethan
