Welcome to the BP community. Always happy to connect and talk about the local market. We live in a very intersting, diverse, and complicated market and understanding the intricacies is very important - especially for a new investor.
Markets in the same zip code even have their own submarket and tendancies depending on location and its important to look at things hyperlocally in philly. Its a great place to get started and get into some great investments but its also an easy place to get burned! best of luck

Congrats on kicking off on your investment journey in Philadelphia. Want to Piggy back on what Alan said, Philly is really unique when it comes to investing. I like to say it goes block by block. @Elisamuel Cruz If you are going to focus on the BRRRR SFH method in Philadelphia, before you make any purchases ask yourself these questions:
1. If you were forced to sell this property a year from now 100% renovated is the most likely buyer another investor?
2. Based on the knowledge I have of the neighborhoods fundamentals and trajectory, will the most likely buyer still be an investor 5 years from now?
If the answer is yes to both questions, I can almost guarantee the 20-25% equity your appraisals suggest you created will never be realized and is merely paper equity. This is incredibly common in Philadelphia's market if you don't invest in the correct neighborhoods. Unfortunately becoming hyper focused on the BRRRR method directs investors towards the wrong neighborhoods. I see it every day.
