New Investor to Smyrna, Mableton, Marietta GA Georgia

Hello,

I'm a new investor looking to purchase my first single family home in the Smyrna, Mableton, Marietta Market. I've listened to the bigger pockets podcast, read a number of books, saved for a down payment, and ready to buy soon. I have a good agent, that is an investor herself, but small in nature. Shes given me good insite, and access to things like MLS, research data, etc. However, im really looking for one of those "deal" properties pre MLS. Im looking to see if there are any brokers/wholesalers in this area that have some inventory they are wanting to move. Im looking to start small at first, sub 100k, and would want something that requires some work, but nothing major. I have no issues with doing things like replacing appliances, HVAC, roofs, etc. I do have issue with doing major renovations on my first property.
