Hello Bigger Pockets!
My Name is Evan Nance. I am a 23 year old looking to make my first purchase as a buy and hold duplex, and plan to live in one half while renting the other half out. I then will move on to other deals that will be able to provide constant revenue streams. My background includes a bachelors degree in Accounting and Marketing. I currently work as an accountant in property management accounting for a large multifamily developer and see the potential in this industry constantly. I also have direct sales experience, which gave me a chance to get to know some neighborhoods better than I would have liked to! This gave me great insight into the area I am looking to make my initial investment in.
I have wanted to invest in real estate as a buy and hold investor for my first property while rates are still low, but wanted to pay off my high interest student debt first. Now that I have paid off my first loan and have the cushion, this seems like the best time to invest. My area (Cleveland, Ohio) has high rents vs the cost to buy a duplex in the area.

However I would love to talk to someone who has been down a similar path, or is in the Cleveland area and would like to have someone help them and learn about the industry at the same time. Since I handle the analysis of 15-30 properties for my company right now anyways, I would be able to provide a bit more of an advanced level of assistance and analysis than most beginners.
Any help or advice from this forum I welcome wholeheartedly, and am looking to take this plunge sometime this year. (Did I say looking to? I am going to!) Preferably in the next 6 months.
