New Investor in LA looking for properties outside of CA

Hello! I just joined the community and wanted to introduce myself to everyone here. I signed up for the pro account just now and there seems to be A LOT of information to digest. I'm a new investor (1 rental property in Los Angeles), looking to expand my portfolio outside of CA. I made my first purchase without much education or number crunching, so I definitely don't want to make that mistake again! I noticed there are 500+ podcasts and many audiobooks-- For the podcasts, is it worth going back and listening to them in order from the first one to the latest? Or just start off at the latest? What are you favorite audiobooks I should start off with first? Thanks and looking forward to networking with all of you!
