New to investing and just trying to get start using the BRRRR strategy.

I am a new investor that is in the learning and planning phase. I have been talking to hard money lenders and analyzing deals. I live in a smaller town outside of Louisville KY and want to invest out there. I heard David Greene talk about getting a line of credit with a bank and then make a deal that you refinance with them. Does anyone else have experience with this and if so what are the requirements? Also any advice or tips on how to get started are always greatly appreciated!
