New Real Estate Investor w/ Finance Background

Hi, I've been listening to bigger pockets podcasts for the past few months with zeal. I am intrigued by the financial freedom my family and I stand to gain with real estate. I'd like to acquire my first rental property in 2024, with plans to build further in future years. I am happily married with two young children. My wife recently has become a licensed agent. We are 3 years into our 30 year mortgage in our Atlanta home. House hacking isn't in our plan. I am currently in the discovery phase to prepare myself for our first deal. We like the potential ROI of small multi-family in our local area. I have a corporate finance background and enjoy home improvement projects. We've renovated most of the home we own, doing most of the work ourselves. However, having just had our second child, time is at a premium. I've "analyzed" a few properties with plans to analyze 100 by the end of March. I am in search of a great deal, and am willing to be patient with the current cost of debt. We are in search of cash flows, but also plan to hold and build equity.

I am wide open to any advice. I am also interested in foreclosures for their likelihood to get a "better" deal.
